In this market, realtors have to be brutal with your sellers - sellers have to understand what it will realistically sell for and if it is an unrealistic price, you are all wasting your time.
TIME IS MONEY - so don't waste yours - and in this market, GET REAL. If you cannot afford to sell it for the market price, then you need to try other avenues - negotiate with the bank if you owe money on it, or list it for the market value if you own it outright. Testing the waters? There are very little waters these days - only the hungry sell!
